    What the published prices cover

Buildana publishes NSW plan prices for standard turnkey inclusions, excluding GST and subject to site assessment. The one-bedroom and two-bedroom bands above come from its current listed plans. Site work, unusual access, connections, upgrades and approvals can change the total.

Treat these as examples to frame questions, not a quote from Yamate or a national benchmark. A local builder should assess your block and issue a written GST-inclusive total.

Ask for a complete site-specific price

Give the builder your address, site plan, slope and access details, desired layout, services and any council or certifier feedback. Compare design, approval fees, footing and ground work, utility connections, drainage, finishes, landscaping, exclusions and contingency.

In NSW, some secondary dwellings may use complying development if the planning standards are met. Check the actual block and local rules before assuming an approval route.

    Good questions. Plain answers.

Are the price examples GST inclusive?

No. The published Buildana prices used here exclude GST and do not settle all site-specific costs.

Does every property allow a granny flat?

No. Eligibility and approval depend on the block and local planning requirements.
